Why choose Ellisons' Residential Conveyancing Solicitors?

Our conveyancing solicitors know that the client is key. So with decades of experience, we’ve built an airtight process that’s equipped to deal with any issues that may crop up in the sales process. We keep our fees transparent, our communication frequent, and take a proactive approach to smooth property transactions.

We’re accredited with the Law Society’s Conveyancing Quality Scheme (CQS) – the mark of excellence for the home buying process. This - and being a Lexcel Accredited firm -  illustrates our excellence in this field.

Our working relationships with estate agents and other firms alike allow us to achieve the same goal in an efficient, coordinated manner (that you won’t find elsewhere).

Our residential property lawyers will handle your transaction seamlessly - from the opening of the file to the registration at HM Land Registry and the submission of the Stamp Duty Land Tax. When selling, we’ll ensure your estate agent is paid, the mortgage is cleared, and the proceeds of the sale are issued to you promptly, without hassle.

Arrange a meeting with our Conveyancers at any one of our offices in Colchester, Chelmsford, Ipswich, Bury St Edmunds or Frinton-on-Sea or get started with a conveyancing quote online. You can also find details of our Service and Costs Information here.

We've been in your corner for over 250 years. We're independent, partner-led, and proud to stay that way – no outside ownership, no distant decision-makers.

A residential conveyancing solicitor manages the complete legal and administrative process required to transfer property ownership legally and safely. When buying a home, our conveyancing team checks the seller's legal title, conducts vital local authority and environmental searches, reviews mortgage offer conditions, and handles the exchange of contracts and final completion. For sales, we draft contract papers, respond to legal enquiries from the buyer's solicitor, settle outstanding mortgages, and ensure sale proceeds are issued promptly. We also take care of post-completion formalities, including paying Stamp Duty Land Tax and registering your ownership with HM Land Registry.

A standard residential conveyancing transaction typically takes around 8 to 12 weeks from the point instructions are received, though exact timelines vary depending on the complexity of the chain. Delays can occur due to slow responses from local search authorities, complex leasehold enquiries, or extended mortgage application approvals. As a Law Society Conveyancing Quality Scheme (CQS) accredited firm, our team proactively manages communication with estate agents, lenders, and other solicitors to keep momentum moving and keep you informed at every step.

Our conveyancing fees are provided upfront as a clear, fixed estimate based on the property price and whether the transaction is freehold or leasehold. Your quote includes our legal fee alongside necessary third-party expenses, known as disbursements, such as local search packages, electronic identity checks, and Land Registry fees. At the start of the transaction, we request a modest payment on account to cover initial search costs, with the remaining legal fees and final disbursements payable prior to completion.
