Ellisons has advised CSG Ushers Ltd on the acquisition of a mixed-use property in Waltham Cross, securing a new long-term operational base for the growing arboricultural contractor.

The acquisition will enable CSG Ushers to relocate from its existing rented premises in Enfield into a permanent home, providing the business with space to support its continued growth. The site comprises a commercial yard, office accommodation and a residential property formerly used as a House in Multiple Occupation (HMO).

The property has a long history, having operated as a reclaimed timber yard and firewood business for several generations. Its future use by an arboricultural contractor reflects the site’s historic connection with the timber industry while supporting the next chapter of its commercial life.

Ellisons’ Commercial Property team, led by Partner Andrew Fernandes and Associate Rosanna Sayers, with assistance from Apprentice Peter Davies, advised CSG Ushers throughout the transaction. The team worked alongside tax advisers at Affinia and collaborated closely with the seller’s solicitors and lender’s solicitors to resolve a title issue and successfully bring the matter to completion.

Andrew Fernandes commented: “It was a pleasure to support CSG Ushers on this important acquisition. The transaction involved a number of technical considerations, including the mixed-use nature of the property and resolving a title issue, but through close collaboration with all parties we were able to achieve a successful outcome. We are pleased to have helped the senior management team secure premises that will support its long-term ambitions.”

Michael Barker, Director at CSG Ushers Ltd, said: “This acquisition represents an important milestone for our business. Having a permanent base gives us the space and stability to continue growing, and we are pleased to be giving a new lease of life to a site with such strong history. We would like to thank Andrew and the wider Ellisons team for their support throughout the transaction. Their attention to detail and ability to resolve the complex issues was first-rate. This is our forever home and provides a strong foundation for the future of our business.”
