Ellisons has acted for the landlord of Stansted Courtyard, Takeley, on three significant lettings during 2025, securing a combined total of more than 30,000 sq ft of prime business accommodation.

Stansted Courtyard comprises approximately 45,000 sq ft of business accommodation and is located just one mile from Stansted Terminal and three and a half miles from the A120 and M11 junction at Birchanger.

The transactions included:

  • March 2025 – Unit 8, 9,850 sq ft let to Vistry Central Home Counties, the regional division of Vistry Group.
  • August 2025 – a new 16,450 sq ft building completed and fitted out by Rose Builders for Stansted Veterinary Specialists, who have opened a 24/7 state-of-the-art referral hospital on site.
  • September 2025 – 3,840 sq ft let to Stiga, who have established their UK Head Office at Stansted Courtyard.

Ellisons’ Commercial Property team, led by Partner Philip Roberts, and supported by Molly Bailey,  advised the landlord on all three lettings, coordinating complex lease negotiations and ensuring smooth completion across each transaction.

Philip Roberts commented: “These lettings represent an important step forward for Stansted Courtyard, which is now home to a strong and diverse mix of tenants. Acting on three separate transactions in a single year demonstrates how high-quality property is attracting interest still. We were delighted to manage, complex negotiations and delivering excellent results for our client.”

Nicholas Percival, Managing Director at Nicholas Percival and agent for the site, added: “It has been a pleasure to see Stansted Courtyard go from strength to strength. The arrival of Vistry, Stiga and Stansted Veterinary Specialists has enhanced the profile of the park and underlines its appeal as a prime location for business. Working with Ellisons has been seamless and we are delighted with the outcomes achieved.”

Rose Builders acted as contractor for the new Stansted Veterinary Specialists building, with joint agency support on Unit 8 provided by Bidwells. Other parties were represented by Osborne Clarke (Vistry Central Home Counties), Nockolds (Stiga) and Mills & Reeve (Stansted Veterinary Specialists).
